NEW SMYRNA BEACH — Plans for a 146-room oceanfront hotel took a hit when the Planning and Zoning Board turned down three requests from developers needed to build the project.
First, the board voted unanimously Monday to deny a request by developers of the SpringHill Suites by Marriott to move the city’s coastal construction setback line an average of 75.5 feet to the east closer to the ocean to allow for the construction of a portion of the hotel building, a swimming pool and a deck.
The board also rejected the developers’ request to change the future land use of the property from commercial to a hospitality category that would have allowed 75 rooms hotel rooms per acre to be built instead of the 24 rooms per acre currently allowed on the site.
