The City of Margate is set to review a proposed development agreement for the Cocogate mixed-use project at 1308–1350 North State Road 7. The proposal includes a new eight-story residential building with 287 multifamily units, along with two additional commercial buildings totaling approximately 17,200 square feet of retail space. The plan, introduced by White Oak Development Group, LLC, and Cocogate Partners, Ltd., outlines a major redevelopment of roughly eight acres east of SR7/441 and north of Coconut Creek Parkway.
According to project documents, the residential portion will include a mix of 16 studio units, 136 one-bedroom units, and 135 two-bedroom units. Forty-one of these units will be designated as moderate-income affordable housing, including 21 reserved for renters who qualify under Florida’s “Hometown Heroes” program, which supports essential workers such as teachers, police officers, and first responders. The developer has agreed to market these “Hero Units” to eligible residents while maintaining rental caps that align with Broward County’s moderate-income guidelines.
Under the proposed agreement, the developer will contribute significant community benefits. These include open space improvements—plazas, landscaping, and pedestrian areas—valued at $850,040.46, in exchange for a park impact fee credit from the City. The City will also handle upgrades to the nearby LS36 lift station, ensuring adequate wastewater capacity for the project, while White Oak Development will cover water and sewer connection fees totaling over $1 million.
