A Phoenix developer is planting its flag deeper into the Central Florida sand with plans for an estimated $50 million mixed-use high-rise in the downtown Orlando area.
Alliance Residential Co. plans to develop Lake House, a 10-story complex on the shores of Lake Ivanhoe with 276 luxury apartment units, 12 live/work units and a 515-space parking garage, according to documents submitted this week to the city of Orlando.
The property on North Ivanhoe Boulevard west of North Orange Avenue — which has a land-use designation of “mixed-use corridor” — would include live/work units starting on the ground floor totaling nearly 40,000 square feet. The property currently houses the Baldwin-Fairchild Ivanhoe Chapel.
“It’s a very interesting site and a fantastic location looking across Lake Ivanhoe at downtown,” said Bill Finfrock, president of Apopka-based Finfrock, which is the project designer, engineer and contractor. “The city says the project is a good fit for the area. We agree — it’s a great use and I think that area is poised for redevelopment.”
